Requirements
All applicants must present the following with application forms
A recent utility bill addressed to your current residence
Photographic ID
Must meet the government’s ‘Right to Rent’ criteria (please ask us for further details)
Landlord reference from most recent address
Recent payslip (working applicants only)
All tenants must have the facility to pay the monthly rent by standing order or your tenancy cannot proceed
Employed applicants must have:
A gross income of at least 2½ times the annual rent
A recent payslip
If self-employed must provide 1years accounts
If these criteria cannot be met, applicants will require:
Home owning guarantor* OR
Guarantor earning 3 times the annual rent (gross) *
Should it not be possible to meet the above criteria, it may be possible to pay the first 12months rent in advance, subject to landlords approval.
Students will require:
Copy of letter confirming placement on headed paper or valid NUS card
Guarantor
Guarantor requirements:
Must own a property in the UK OR:
Earn 3 times annual rent
Photographic ID
A current utility bill
If a – a mortgage statement or recent proof of ownership
& if property is jointly owned both must sign guarantee

As well as paying the rent, you may also be required to make the following permitted payments.
Permitted payments
Before the tenancy starts (payable to Coastal Management ‘the Agent’)
Holding Deposit: 1 week’s rent
Deposit: 5 weeks’ rent
During the tenancy (payable to the Agent)
For English properties:
Payment to cover reasonable costs to change the tenancy agreement
Payment of interest for the late payment of rent at a rate of 3% above the Bank of England base rate
Payment for the reasonably incurred costs for the loss of keys/security devices
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
During the tenancy (payable to the provider) if permitted and applicable
Utilities – gas, electricity, water
Communications – telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax
Other permitted payments
Any other permitted payments, not included above, under the relevant legislation including contractual damages.
Tenant protection
Coastal Management is a member of Property Redress Scheme (PRS) and is currently in the process of joining a CMP, which is a client money protection scheme.
** If your application is successful one month’s rent in advance &five weeks rent as deposit must be paid by all applicants on signing the tenancy agreement & must be paid by bankers draft, postal orders or debit card. **
*** Rental charges may be higher should a pet be accepted at the property. Pets are only accepted at the landlord’s sole discretion***
