    I have vacated my property but forgotten to cancel my standing order?

    As your rent is paid by Standing Order and not Direct debit it is your responsibility to contact your bank and ask them to cancel the standing order, this is explained by us in your vacate instructions letter. Should your rent have been overpaid by mistake we will arrange to have this refunded to you by cheque. We have a turnaround of approximately 15 days for refunds.

    How long does it take for my deposit to be released once I have vacated?

    For your protection, your deposit is help with a 3rd party company called the DPS (Deposit Protection Service). Once you have vacated the property, we will need to carry out a checkout inspection and complete your closing account paperwork. This then needs to be signed off by the landlord which can take up to 5 working days. As soon as we have approval from the Landlord,and have been notified of any deductions they would like to make, should there be any, we will contact you to advise. We will upload the deposit release/deductions onto the DPS website and you will have to contact them to agree/disagree these. Industry guidelines stipulate we have to do this within 10 working days of your liability ending however we always endeavour to release deposits as quickly as possible.

    Who do you use for referencing?

    We use a company called Homelet for our referencing.If you are being referenced on your earnings, they will manage the process from start to finish.

    What are the referencing requirements?

    As with any letting agency, we have set criteria that will need to be met in order for your application to be accepted. We explain these requirements in full at your holding deposit appointment to ensure that you fully understand and are confident that you meet these requirements.     How long are your tenancies?

    Our tenancies are either 6 or 12 months depending on what has been requested by the Landlord.

    What deposit is required to rent a property?

    five weeks rent is required as a deposit.

    Are utilities included in the rent?

    Figures shown are for rent only unless stated otherwise in the property description

    Do you have any furnished properties?

    Unfortunately we only offer unfurnished properties (unless stated otherwise)
